Residential Inspection InterNACHI Certified

FULL HOME  INSPECTION: $400

A complete, top-to-bottom evaluation of the home's major systems — roof, structure, attic, HVAC, electrical, plumbing, and interior/exterior. You'll get a clear, easy-to-read report within 24 hours so you can buy with confidence. Performed to the InterNACHI Standards of Practice.

Infrared

INFRARED INSPECTION: $75

Using a thermal imaging camera, I detect problems the eye can't see — hidden moisture intrusion, energy loss, and overheating electrical components. A smart add-on to your full inspection for an extra layer of protection.

Annual Home Inspector

ANNUAL HOME MAINTENANCE INSPECTION: $300

Already own your home? An annual check-up catches small issues before they become expensive repairs. I'll assess wear, safety, and maintenance needs, then give you a prioritized action list to keep your home in top shape year-round.

Roof Certified Inspector

ROOF INSPECTION: $125

A focused evaluation of your roof's condition — covering, flashing, and signs of leaks, damage, or aging. You'll know how much life your roof has left and what repairs, if any, are needed.

Four Point Inspector

4-POINT INSPECTION: $100

Required by many Florida insurers before they'll write or renew a policy. I inspect the four key systems — roof, electrical, plumbing, and HVAC — and document their age and condition on the standard insurance form. Fast, affordable, and exactly what your insurance company needs.

Certified Wind Mitigation Inspector

WIND MITIGATION INSPECTION: $100

Could save you hundreds on your Florida homeowners insurance. I document your home's wind-resistant features — roof shape, roof-to-wall connections, roof covering, and more — on the current state form (OIR-B1-1802). Many homeowners recover the inspection cost many times over in premium discounts.

Electrical Certified Inspector

ELECTRICAL SYSTEM INSPECTION: $50

A detailed look at your home's electrical system — panel, wiring, outlets, and safety devices — to identify hazards, outdated components, and code concerns before they become dangerous.

Deck Certified Inspector

DECK INSPECTION: $100

Decks fail more often than people realize. I evaluate the materials, supports, ledger connections, and railings to make sure yours is safe and sound for your family and guests.

HUD COMPLIANCE FOUNDATION CERTIFICATION: $495

For manufactured and mobile homes, I verify the foundation meets HUD permanent-foundation requirements and check for the affixed certification seals — documentation often required for FHA/VA financing.
